Cameron Engineering provided Mechanical, Electrical, Plumbing, Fire Protection (M/E/P/FP), IT/Data, Structural Engineering and Civil/Site Engineering Services for the new hotel which encompassed a new 7-story building of approximately 38,000 square feet and 65 keys. The design of the new building included a ground floor with a café and lobby; plus cellar including mechanical spaces and fitness. The structural design for the new building included foundations, cellar, ground floor level, and typical hotel floors, and roof including mechanical equipment.

Structural Engineering Services for Foundation and Superstructure included preparation of plans, details, and specifications. The civil/site engineering scope of work included the property street frontage, water supply, sanitary sewer and stormwater design for the proposed hotel. Cameron Engineering prepared Builder’s Pavement Plans (BPP), NYC DEP SD1&2 / Site Sewer Connection Application, NYC DEP RPZ Application / Water Supply, and NYC Parks Street Tree Application.

The project consisted of the complete upgrade to the mechanical, electrical, fire protection and life safety systems of the main fourth floor Lobby Bar/Night club and converting it into a Lounge/Brasserie while maintaining the Yotel standards of the “cabin” while fully operational with no disruption to daily business operations.

A new bar was inserted in the Brasserie/Lounge area, requiring revised plumbing and electrical services. Three (3) cabins on the elevated portion of the floor were converted into the Brasserie eliminating the existing A/V equipment and modifying the temperature controls that were serving each cabin. The corner cabin was converted into a private dining room with commensurate modifications to the present equipment. The remaining three (3) cabins were modified. Lighting was added/modified as noted on the Soft Room plans.

The project includes the following: a new 11 story building of approximately 80,000 square feet including six (6) floors with approximately 100 hotel rooms, three (3) residential floors and one (1) penthouse residential floor; Ground Floor including the lobby retail space and a garden area; plus cellar including mechanical space and back of house storage, common space, etc.

The retail space will include general tenant fit out including a restaurant with a kitchen. There will be space available for common area mechanical equipment within the building footprint. Common areas, including corridors, common area toilet rooms, community facility, etc., will be provided with heating/cooling and ventilation via a packaged heating/cooling units utilizing the 90 Degree Fahrenheit loop. New electric service would be provided via a ConEd electric service (208 volts, 3phase). The building would have a meter room for distribution. The residential and penthouse units would be separately metered. The retail spaces will also be provided with a separate meter. Common area lighting loads would be served via lighting distribution panelboards with appropriate lighting controls, including egress lighting. Natural gas service will be provided to a single house meter, for service to the building mechanical equipment. Design for sanitary piping and roof drains which will be coordinated with the architect. The fire sprinkler protection system design and fire alarm system design for each unit and the common areas will be provided. Provide an electric fire pump and diesel fired emergency generator, which will serve the fire pump, elevators, emergency lighting and life safety loads. Provide an empty conduit system for IT system including telephone and cable TV incoming service and distribution to each unit.
