Complete mechanical, electrical, plumbing and fire protection engineering services for a new free standing complex overlooking the waterfront of the Baltimore Inner Harbor. The 192 condominium residences have magnificent skyline and water views. Amenities include a completely enclosed, heated, 400 car parking garage with features such as gas fireplaces; wet bars; oversized bathrooms with whirlpool tubs; separate utilities and combination utility room/laundry room; separate passenger and service elevators.
Each condominium unit was provided with a separate water-source heat pump, domestic water heater, and electrical panel. Separate HVAC systems are provided for the back of house service corridors, and common areas via rooftop mechanical/electrical rooftop penthouses. Cooling towers and boilers are located on the roof maintaining a constant 90 ° F condenser water loop for cooling and heating through the heat pump units.
Below grade garage is fully lighted, heated, automatically exhausted, and fire sprinklered.

The amenities included 22-slip marina, full service restaurant, additional owner storage areas, screening room, game and billiards room, residence lounge, indoor pool and whirlpool, spa and fitness center, locker and shower rooms, business center, offices, landscaped gardens and roof terraces.

This project received the 2009 ACEC New York Silver Award for Engineering Excellence.

Complete mechanical, electrical, plumbing and fire protection engineering services for a new six story, 310,000 square foot, $70M Mid-Rise Luxury Building. The building includes 150 multi-bedroom units, 150 storage rooms, lobby, offices, health club with indoor swimming pool and spa, meeting/party room, atrium, two-level underground parking with vehicle exhaust system, two new 2,500 amp electric services, emergency generator, full sprinklers with fire pump, central chiller for common areas, two Scotch Maine boilers hydronic heating system, split type air handlers for common areas, individual apartment unit electric meters, unitary air conditioning utilizing fan coil units and roof top condensing units, individual unit electric domestic hot water generation, ADA compliant fire alarm, and atrium smoke purge system.

Mineola Properties

Mineola Properties is a multi-family residential development project. It encompasses an approximate 343,240 square foot, 11-story building including 315 apartment units above grade with ground floor, cellar and sub cellar parking.

The MEP design included below grade and ground floor parking drawings, a ground floor public space part plan, 2nd floor public space part plan, 3rd floor public space part plan, and a typical 2nd through 9th floor residential drawing with variations for the 10th and 11th floors. A roof plan was also provided.

The enclosed parking areas were exhausted and a carbon monoxide detection system was provided. There was roof-top space available for common area mechanical equipment. Vertical shafts to the roof for corridor ductwork, exhaust systems and piping/conduits were provided. The project provided heating one (1) central domestic hot water plant with domestic water and sanitary piping distribution to each apartment.

Avalon Rockville Centre – Avalon Bay Communities, Inc.

Avalon Bay is a new three (3) story 150,000 GSF housing complex with 150 studio/bedroom units, outdoor pool and indoor/outdoor parking garages on a 220,000 SF site. A LEED analysis of the proposed design drawings was performed along with a detailed LEED feasibility report highlighting recommended credits and the associated construction budget cost versus life cycle building savings impact.

The project included the redevelopment of an industrial site into a 349-unit, three-story apartment complex with two interior courtyards, swimming pool, 524 below grade and at-grade parking spaces, and associated site improvements on a 7.1-acre site in the Village of Rockville Centre. The civil design, site plan drawings, Draft and Final Environmental Impact Statement and Traffic Study were prepared. The Application for Site Plan Approval was processed through the Village of Rockville Centre and assistance was provided to the architect with the Design Review Board process. Due to the shallow depth to groundwater an innovative stormwater management design was required in order to retain site runoff on site. A Village utility easement for sewer, stormwater and electrical services was located in the middle of the site and had to be relocated to the property boundary. Infrastructure capacity was analyzed by installing flow meters in the Village’s sewer mains. The mechanical, electrical and plumbing systems were designed for the complex. Each unit has a self-contained natural gas fired HVAC system with domestic hot water and separately metered electrical service. A complete fire protection sprinkler system and ADA compliant fire alarm system is provided.

Re-development of a “blighted” 2.7 acre site with a transit oriented residential development located adjacent to the LIRR West Hempstead Station. The development included 150 apartment units in four stories constructed over two below-grade parking levels. The new building included a central outdoor courtyard space with a swimming pool, terraces, outdoor fireplace, seating areas and gardens. The site improvements also included new streetscape beautification and public garden areas.

Long Beach Superblock is a proposed mixed-use development consisting of two 15-story towers totaling 530 luxury apartments, boardwalk retail (approximately 12,000 s.f.), common indoor amenity space (i.e. fitness, lounges, indoor pool, etc.), outdoor amenity landscape terrace, parking podium deck parking and surface parking located adjacent to the Atlantic Ocean in a FEMA Flood Zone and Wave Action VI. Cameron is providing structural engineering, M/E/P/FP engineering, civil engineering and landscape architectural services.
